Home Loan in Surat: The Documents You Need and How to Get Approved Faster
A home loan is usually the largest and longest loan a family takes. The rate matters, but so does speed — a sanction that arrives after your booking deadline can cost you the flat. Most delays have nothing to do with your eligibility; they come from files that reach the lender incomplete or inconsistent.
The documents every lender asks for. Identity and address proof (PAN and Aadhaar), photographs, and income proof. For salaried applicants that means recent salary slips, Form 16 and six months of bank statements. Self-employed applicants need two to three years of income tax returns with computation, financial statements, GST returns where registered, and twelve months of bank statements.
The property papers. The sale agreement or allotment letter, the complete chain of title documents, the approved building plan and, for an under-construction project, the builder’s approvals. The lender’s valuer and lawyer will check all of these before disbursal.
Check your credit report first. Your repayment history and existing EMIs weigh heavily in the decision. Look at your report before you apply — an old error or an unclosed loan is far easier to fix before a lender sees it.
Make your income documents agree. For business owners, the income in your ITR, the turnover in your GST returns and the credits in your bank statement are read side by side. When they tell different stories, the file slows down or is declined. This is where having your tax filing and your loan handled by the same team pays off.
Add a co-applicant if eligibility falls short. A spouse or parent with their own income can raise the amount you qualify for, and joint ownership can also bring tax benefits on the interest and principal you repay.
Apply where your profile fits. Applying to several lenders at once leaves multiple enquiries on your credit report. It is better to shortlist the lenders whose policy matches your income type and property, and apply there.
